Hello. I am Mason Mitchener.
I help people buy and sell property in the South Carolina Upstate, mostly when a move follows a major life change, such as a death in the family, a new job somewhere else, retirement, or downsizing. I also built Estate Watch, free software that fills in South Carolina's probate forms and tracks the deadlines the court sets. Both of those are mine, and I would rather you hear it from me than work it out later.

Most people arrive here because we have met, or because someone gave you my name. So this page is short. Find the line below that sounds like your week.
“I inherited a house here and I live somewhere else”
The house is in the Upstate, you are not, and you have already made one trip for a funeral. I do the work here so you do not have to make another one.
“I am buying or selling in the Upstate”
A job in another city, a house that has become more than anyone needs, or a first purchase. Those sales usually have a deadline somebody else set and more than one person deciding.
“Someone has died and I am the one handling it”
South Carolina hands the person in charge a stack of forms and a set of deadlines with very little explanation. Estate Watch fills in the forms, tracks the dates, and gives a family one place to see where things stand. It costs nothing and it is not a trial.
“I do cleanouts, repairs or estate sales”
These houses need emptying before they need staging, and I would rather call someone I have already talked to.
The part I want to say plainly
Estate Watch does not recommend real estate agents. Not other agents, and not me. There is no referral button and no fee that reaches me because a family used the software. If you want both things from me, you have to ask for both.
I keep those separate on purpose, and I would keep it that way even if it cost me work.
